The following words are lower-case unless they are the first word or last word

  * but

  * for
  * from
  * in
  * into
  * nor
  * of
  * off
  * on
  * onto
  * or
  * out
  * over
  * the
  * to
  * up
  * with

Weird case: an ''... as + noun ...'' construction is NOT capitalized (eg., Right as Rain), but an ''... as + verb ...'' construction IS capitalized (eg., Beer As Purchased). 

Major exception: phrasal verbs consisting of an action followed by a preposition (eg: Come Up)
